Situated near a working farm, Elm How is one of our pet-friendly cottages and can accept up to two well-behaved dogs. There is parking for two cars next to a small beck which runs close to the accommodation. Original features give clues to Elm How's history as a traditional Lakeland farmhouse. It has a large dining kitchen, original stone surround with wood burning stove in the sitting room, and an additional snug. A welcome basket of logs is provided with additional wood available in the adjacent log store. The water source heat pump keeps the property cosy and warm with an ample supply of hot water. The kitchen is well equipped with electric range cooker, double fridge and freezer, microwave and dishwasher.  The utility room which leads from the hallway has a sink unit and washer/dryer.  Dog bowls are provided. The sitting room has a range of seating with a Bluetooth entertainment system and CD player. There is no TV signal in this remote location, but the TV has an HDMI port to accommodate external media. Mobile signal is also poor but the property has good internet connection and wifi calling can be accessed on a smart phone in the sitting room and snug. Cots and highchairs are available on request.

A feature stone spiral staircase leads to the first floor where you will find four comfortable bedrooms - two double and two twin beds - all of which are very well appointed. There is an adjoining ensuite shower room to one of the double bedrooms and a separate family bathroom with bath, shower cubicle, basin and separate WC. 

Elm How is situated in the Grisedale valley on the Coast-to-Coast path from Patterdale. Helvellyn, Catstycam and Fairfield are within walking distance. With underfloor heating and plenty of space for outdoor clothing in the utility room, Elm How can easily be described as the perfect base for a Lakeland Walking Holiday. 

Cruck Barn is adjacent to the property, sleeping two.

Elm How sleeps eight. It is approximately one and a half miles from Patterdale and is accessed by a private road from Patterdale along a single track road and farm track. Please note that this track becomes rough on the approach to the property and has a number of farm gates to negotiate. 

PLEASE DRIVE SLOWLY AND LEAVE GATES AS YOU FIND THEM. 

This property is not suitable for guests who require a wheelchair or for those who have restricted mobility. Young children and elderly guests should take extra care and be suitably supervised. 

PLEASE NOTE THAT ELM HOW IS A TRADITIONAL FARMHOUSE WITH LOW BEAMS, UNEVEN FLOORS, STONE STEPS AND CHANGES IN FLOOR LEVEL. THIS PROPERTY HAS A WOOD BURNING STOVE. 

EMERGENCY EXIT FROM THE FIRST FLOOR, IF THE PRIMARY STAIRCASE EXIT IS RESTRICTED, IS THROUGH A WINDOW. GUESTS MUST BE ABLE TO ??HANG AND ?? IF REQUIRED IN AN EMERGENCY. 

THERE IS A SMALL STREAM WHICH RUNS BETWEEN THE CAR PARK AREA AND THE FRONT DOOR. PLEASE TAKE EXTRA CARE ON YOUR APPROACH TO THE COTTAGE. PLEASE BRING A TORCH.

Arrival
Check-in is from 4pm on the day of your arrival.

On booking, you will be sent our Touchstay guidebook which can be received via text message or email. We encourage you to read this carefully. The guidebook can be downloaded onto your phone for access prior to and throughout your stay. It contains a wealth of information including directions to the property, wifi codes, important contact numbers, places to eat or visit during your stay and other tips from how to light the woodburning stoves to information about the nearest medical centre, local transport and local supermarkets.

Access to your accommodation is by key which is stored in a keysafe lockbox outside the door of your holiday cottage. Please call our housekeepers on 01539 729602 at least two days before your stay to get the unique code to your accommodation keysafe. The housekeeper will also check details about your stay and ensure everything is ready for your arrival.

Departure
We ask that you vacate your holiday cottage by 10am on the day of departure.

Please check you have all your belongings. If you leave an item behind please call us on 01539 445756 and we will endeavour to find it. If the item can be returned, we will do this but there may be a charge for post and packing.

Please leave the key in the keysafe lock box and ensure that the property is secure before your departure. Please check all windows are closed paying particular attention to any rooflights or velux windows. We wish you a safe journey home and hope to see you again at a Matson Ground Holiday Cottage.
