Helm Mint

Helm Mint is a lovely cosy apartment for two, on the ground floor of Helm Farm.  It is a studio unit with L-shaped living-room/kitchen and a double bed.

Comfortably furnished with a well-equipped kitchen, which includes a microwave and dishwasher.  The shower room has shower, basin and wc.

TV, DVD and CD.

Mobile reception is good on some networks.

We regret – no pets.

Helm Farm also consists of 3 other self catering properties: Helm Lune (sleeps 5), Helm Kent (sleeps 4) and Helm Eden (sleeps 4).

Helm Kent

Helm Kent is on the first floor of the Helm Farm complex, reached by an external flight of stone steps.  This is a spacious Lake District cottage for 2, or for a family of 4.

The comfortable sitting room has an open wood fire, with TV and DVD player, and free wifi.

There is one double room and a second bedroom with two bunks.  The bathroom has recently been refurbished and has bath with shower, basin and wc.  The kitchen has also recently been refurbished and has an electric cooker and microwave, fridge with freezer compartment, dishwasher and a washer /dryer.

Linen and towels are provided.   Gas central heating.   There is a starter basket of logs, kindling and fire lighters and extra logs are available at £5 per bag.

There is a shared payphone and mobile reception is good on some networks.

There are also footpaths from the door, connecting with a wide network of paths.  We regret, no pets.

Helm Lune

Helm Lune is the largest unit (sleeps 5) at Helm Farm near Windermere in the Lake District. It has a large, spacious living room with open-plan dining area.

Helm Lune has been refurbished and now includes a second ensuite shower room and gas central heating.

The living room has an open wood fire a starter basket of logs,kindling and fire lighters are provided and extra logs are available from the Estate at £5 per bag. The kitchen is spacious and well equipped (with dishwasher and microwave).

Upstairs there is one double (king-size) bedroom, with an ensuite shower room and a second large bedroom with three single beds, two of which can be connected to form a second double if required.

The bathroom has a bath with shower, a basin and wc. There is also a downstairs wc.

Mobile reception is good on some networks.

Helm Eden

Helm Eden is on the ground floor of the Helm Farm complex near Windermere in the Lake District.

On one floor only, Helm Eden is a lovely Lake District cottage for 4. There is a living room with open fire, tv and dvd, and a recently refurbished kitchen. There are two bedrooms – the first is a double room and the second has two full size bunk beds. The bathroom also recently refurbished has a bath with shower, basin and wc.

Comfortably furnished with well-equipped kitchen. There is a cot and a high-chair.

Heating: gas central heating and open fire a starter basket of logs, kindling and fire lighters are provided,  logs are available from the Estate at £5 per bag.

There is a shared payphone and mobile reception is good on some networks. There are also footpaths available from the door.

Eagle Cottage

Eagle Cottage sits slightly above Glenridding village, up a steep narrow drive, with a good view of Ullswater lake from the garden and from the main bedroom upstairs.  One of the footpaths up Helvellyn passes the drive entrance.

Eagle Cottage is a stonebuilt Lakeland cottage near Ullswater that sleeps 4.  On the ground floor there is a kitchen, dining room, sitting room with wood burning stove and downstairs wc.  Upstairs there is one double room (king size), a second bedroom with two single beds and the bathroom.

The kitchen has an electric cooker, microwave, fridge, freezer and dishwasher. The washer-dryer is in a separate utility room. The living room has a CD player, TV, and DVD.  There is also wireless broadband.  The property has central heating.

We regret – no pets.

Parts of the garden are steep and may not be suitable for young children.

Low Cleabarrow

Low Cleabarrow is a lovely old lakeland farmhouse set in rural surroundings on the outskirts of Bowness-on-Windermere.

The property has recently been refurbished to a high standard and provides excellent accommodation for 6 people.

There are four bedrooms.  Two are kingsize with en-suite shower rooms and two single bedrooms share a family bathroom.  One of the kingsize rooms is on the ground floor.

The sitting room looks out onto the garden with a large tv and wood burning stove.

The farmhouse kitchen, with a large dining table, has a range cooker, larder fridge, freezer, microwave and dishwasher.  There is a lovely open fire place with electric log burning stove.  Patio doors open onto a large terrace with garden furniture and bbq.

Bowness-on-Windermere is just under 2 miles by car.  The Dalesway footpath passes close to the door and connects with a wide network of footpaths.

There are many country pubs and fine dining restaurants in the area and Windermere Golf Club at the top of the drive leading to Low Cleabarrow.

Windermere is a popular lake for watersports with boat hire and lake cruises.

Elm How

Elm How is a lovely old farmhouse, located about 1.5 miles from Patterdale, near Ullswater.   It is a spacious 4 star dog friendly holiday cottage sleeping 8.  It has a stone circular staircase, a very large living room with a log-burning stove, a smaller sitting room and a large kitchen with dining area.

Upstairs there are 4 bedrooms : 2 double rooms and two twin-bedded rooms.  One of the double rooms can be connected to the shower room as an ensuite.  In the main bathroom there is a bath and separate large shower cubicle.  Downstairs there is another wc and a separate utility room with washer and tumble dryer.

There is a CD player.  Please note that although there is a TV and DVD there is no TV reception.

The kitchen has an electric range cooker, larder fridge, microwave, dishwasher and freezer.

There is a cot and a high-chair and extras can be provided if requested.

Central heating is provided by a water source heat pump, and there is a wood burning stove, with firewood provided on arrival.

We do accept dogs. Please be aware this a working farm and we require all dogs to be under close control.

Mobile phone reception is poor at Elm How, but improves slightly as you go up the valley. There is good reception in Patterdale.  There is a phone in the house for urgent calls.

Access to Elm How is by a single track unpaved gated road, about a mile long, and 1.5 miles from Patterdale.

Elm How lies adjacent to one of the main footpaths to Helvellyn and Fairfield and is an ideal base for walking. There are low level walks from the door.  Please see the location below.

Cruck Barn

Cruck Barn: Ullswater Holiday Cottage

The smaller of our Patterdale holiday cottages, Cruck Barn, was originally a small barn for housing cattle and is now a spacious 4 star Lake District cottage for 2.

There is one large main sitting room which includes a kitchen and dining area. Off this is one spacious double bedroom. The bathroom has wc, bath and shower (over the bath). The kitchen has an electric cooker and microwave, fridge with freezer compartment, dishwasher and a washer /dryer. Linen and towels are provided.

A recently installed water source heat pump provides central heating.

There is a CD player. Please note that although there is a TV and DVD there is no TV reception.

Free wifi.

Cots and high-chairs are available.

Mobile phone reception is poor at Cruck Barn, but improves slightly as you go up the valley. There is good reception in Patterdale.

Access to Cruck Barn is by a single track unpaved gated road, about 1.5 miles long. See the location map.

Cruck Barn lies adjacent to one of the main footpaths up to Helvellyn and Fairfield, and is ideal as a base for walking holidays. It is isolated and quiet and about two miles from local shops.

Elm How is adjacent, and sleeps 8.

The Lodge

The Lodge: Windermere Holiday Cottage

The Lodge, Matson Ground is recently refurbished and offers a spacious holiday home for 4, close to Bowness-on-Windermere, with private parking for 2 cars.

The Lodge has a living room, bathroom and 2 bedrooms (1 double and one twin) on the first floor, with a kitchen and dining area on the lower ground floor.

The living room has a wood burner with a starter basket of logs, kindling and fire lighters.  Extra logs are available from the Estate at £5 per bag.

The kitchen is spacious and well equipped (with dishwasher and microwave).

There is a cot and a high-chair.  Linen and towels are provided.

The bathroom has a bath with separate walk-in shower cubicle, a basin and wc.  There is also a downstairs wc.

Mobile reception is good on some networks.

We welcome 1 well-behaved dog.
